Lely Campus phase 2

The Lely Campus is located in Maassluis, the Netherlands. Since the opening of the first phase of the Lely Campus in 2014, production and head office have been brought together again under one roof with the second phase expansion. Sustainability and innovation were the guiding design principles.
Just like the interior for the first phase of the campus, Doepel Strijkers has now also designed the interior for the second phase. This has created a 22,500 m2 industrial hall with more than 20,000 m2 of office interior for both phases, including related functions such as the company restaurant.
The entire building is BREAAM certified, making it one of the most sustainable office buildings in Europe. Moreover, it is a ‘SMART’ building. Many sensors collect data about the use of the building, which helps to manage the building efficiently.
About 1,350 employees now work at the Lely Campus. So above all, the building had to become a ‘great place to work’ where the focus is on meeting colleagues. All kinds of facilities have been created for this purpose, such as a wide variety of meeting rooms, individual workplaces, but also a healthy catering concept and a 250m2 gym.

Lely’s new building required a solution that is in line with a changing time in which, partly due
to Corona, the design of the workplace requires different conditions. This recent experience
in which working from home became necessary provides insights that form the basis for the interior concept for the new building. In addition, work processes have changed and, supported by technology, we can work even better and more efficiently.
The interior offers a ‘Work smarter’ environment aimed at maximum support of the employee in his working environment. A physical environment has been created that
is organized in such a way that the required facilities and types of spaces optimally support the employee’s work processes. The building offers space for concentration and facilitates and encourages meetings and collaboration.

In the heart of the building, at the transition between the existing building and the new construction, there are communal areas such as the restaurant and the fitness room, as well as areas where you can meet your colleagues. Here, meeting colleagues is facilitated by physical game components and digital options to play a game together or create digital presentations together or show them to each other. A kind of large living room for optimal interaction. The meeting rooms for planned meetings are also located in the heart of the building. Of course, it is well equipped with the necessary facilities for videoconferencing.

The office floors are located adjacent to the heart of the building.
The office floor offers a variety of different types of workspaces. The employee chooses
a workspace that best supports this work, appropriate to the planned activity. Employees therefore do not have a fixed workplace.
In addition to the regular workplaces, which are formed in a small team setting, the workplace also offers so-called creative zones where you can work concentrated in a different environment. There are also numerous places to relax and take a break and spontaneous, unplanned informal discussions are widely facilitated in the immediate vicinity of the workplace. This is supplemented with single-person quiet areas where short digital meetings can be held or a telephone conversation can be had.

In order to merge phase 1 and phase 2, it was decided to continue the visual languages ‘High Tech’ and ‘Nature’ for the new construction. For the existing building, ‘high-tech’ reflected the large scale of the building and the work areas. The visual language ‘Nature’ was used in places for collectivity and social interaction such as the espresso bar and the restaurant, translated into the black wooden interior objects. For the new Lely building, the visual language ‘Nature’ has also been used for the office floors because these have various collective zones in which this visual quality has added value.
